The HomeBuyer report is a cost effective method of minimising the risk that buyers often face when they are buying a property. The report is designed to provide the prospective buyer with sufficient information to make a reasoned and informed decision as to whether to proceed with their purchase, negotiate a lower price or walk away.
The report covers all accessible parts of the building both inside and outside, the services such as central heating, hot water and mains electricity supply and includes specific sections on all the main elements including roofs, walls, floors and joinery. Each element is given a condition rating for easy reference.
Historically, this report was known as a “Full Structural Survey” and even today, many clients will ask specifically for this type of survey.
The Building Survey is a very detailed report. We will examine closely the structure and condition of the building and undertake a surface examination of the services.
When we identify a defect (and we always do), we will seek to identify its cause, then suggest a suitable remedy together with an approximate budgetary costing. As such, with this report you will have a clear schedule of defects as well as the cost involved to rectify each individual defect. A building survey does not normally include a valuation although it can be included if required.
